PROGRAMMING
HPD personnel will interview the owner or designated project representative to determine the scope of work. A review of the "Property Improvement Plan" , if applicable, or the preliminary plan of the owner, will serve as a basis for preparation of a project budget. Franchise affiliation will also be considered and standards for interior finishes integrated into the plan. For "new construction" projects, HPD will review the drawings and calculate the quantity of FF&E budget based upon the scope of work.
DESIGN DEVELOPMENT
Upon acceptance of the preliminary budget and execution of a design agreement, HPD will commence the design phase. For "renovation" projects, HPD will visit the property to verify quantity assumptions and evaluate what, if any, interior finishes may be incorporated in the new design. Based upon these findings, new color boards and drawings necessary to convey the design concept will be prepared and presented to the owner and the Franchise Quality Department for approval. In addition, a final project budget will be prepared to reflect the scope of work.
BIDDING AND PURCHASING
Upon acceptance of the project plan and the budget, HPD will assist the owner in soliciting bids for labor. A schedule for completion will then be negotiated between all parties and purchasing coordinated with the contractor.
ADDITIONAL SERVICES
HPD personnel can assist the owner with the preparation of "Prospective Business Plans" complete with pro-forma financial statements and other information necessary to obtain financing. HPD personnel may also be utilized to review existing business plans and/or assist in obtaining financing for the project.
